Hurricane Sandy has left behind, what appears to be a fair amount of homes that have been damaged and are now on the market for next to nothing. 

The pros are snapping up everything in the better areas and anything that needs work is going to cost through the nose because the contractors are working over-time since Sandy.

IMHO The best deals this far long after Sandy are found by seeking them out and using your own boots on the ground finding deals before they hit the open market.

Hello All,I have been using Turbo Tax for a couple years and I feel like I'm probably leaving money on the table...Does anyone know of any CPAs in the north atlanta area (Sandy springs to Acworth) that can advise a relatively new investor on how to grow a buy and hold business.  

Buckets of moisture are migrating up out of the soil into your investment(lay a 2' x 2' piece of clear plastic on your lawn in the middle of summer and watch how quickly water droplets form on the underside). 

They would need a stream biology report, soil report, foundation and rainwater plans, and full design drawings.To address this, I have factored in 8 months to obtain permits and $100k for plans, permits, holding costs and laying foundation.
