I would increase your vacancy percentage a bit (3% is kind of low), and lower the misc. deduction as that seems kind of high.

My opinion is that we should get as much as possible so that we can pursue a wider range of possibilities, and so that we don’t come up short on any potential deals that we may want to pursue.The difference in the in interest rate between the 80% option and 90% option is a quarter of a percent, which does not appear to be a pro-forma breaker, especially since we are using the HELOC as a bridge loan until we can complete the rehab and seasoning before refinancing into a conventional 30 year loan.Other than the difference in percentage on the HELOC, can anyone think of reasons why a disciplined investor would not want to have a larger line of credit at their disposal?

What this means depends on (1) the way the actual contract is written (2) whether the CFD is recorded or not (3) the state laws in effect at the time the CFD was executed (4) the state laws in effect now and (5) in Texas, as in some other states, what percentage of the sales price has been paid.Unless an investor is VERY familiar with the laws of a particular state, it is imperative that an experienced, knowledgeable attorney render an opinion.

My question is if it's always better to purchase properties in cheaper market where it takes less capital and the rent to price percentage is easier to get above 1% or if it's worth investing in a city like Denver where it's very hard to get the rent/price ratio over 1% but the cost of the real estate increases much quicker than it does in other less desirable places to live?

Have preliminary conversations with them to see what their requirements are as well as the terms of their product (i.e. draw period, floating interest rate as it relates to prime, repayment schedule, annual fee, and closing costs) before you start forking over all kinds of financial documents.3) Most banks will go with 80-90% LTV, which means they will take that percentage of the appraised value and subtract it from your outstanding mortgage to determine the credit line.
