When working with flooring and painters, what are the things that one should normally take from them?

I was planning on adding vinyl floors to both units and having a painter come in.

Then the painters handle either washing the walls down first with a TSP solution, and paint, or if it’s not too bad, just paint.

However, it’s a nightmare for business owners to track a $200 painter that has useful life if 5 years.
