I am quite excited and motivated to get to my first few wholesale deals out of the way in order provide enough capital to move into a more burr focused model which may include rental units before executing on that final "r".

If someone wants to buy 500k deal where they make upside of a few hundred k and on the purchase I make 12k to 15k then that does not motivate me.I am not speaking for all commercial brokers just how I like to do business.

If you are trying to get started wholesaling, the key to everything is locating truly motivated sellers... those homeowners that have an actual NEED to sell and not just a want.

They supposedly bought the house from a motivated seller and are selling it to motivated buyer, more or less breaking even (so it appreciated at least 6% to cover broker commission is my guess).

i would try to reach out to the seller and see what you could do to get a contract signed. call or visit in person and ask why she is selling.....whats her motivation?

That being said depending upon how far off your numbers are from the asking price, you may not want to spend the time building that packet right away (and of then again maybe you do), and instead start a conversation to build up that relationship and maybe find out what the sellers motivation is.Good Luck,Paul MondaWaco, TX
