I'm 21 and in my junior year of studying Information Technology so I'm looking to house hack a 3-4 bedroom single family house just outside of Reading, PA, preferably close to a university so I can rent to students while I am still attending school.

2004 technology doesn’t generally work in 2019.

I’m hoping to find one in the StL area that leverages technology (quickbooks or an equivalent) and can work well with an out of town investor.  

I really like this book because the author does a good job at highlighting the various technologies that make it possible to do long distance RE.
