I might even write a contingency clause into the offer requiring the seller to pay for any code violations resulting from the CCI.Fortunately or unfortunately, unrecorded code violations are not considered encumbrances on title, so CCI and RRP issues will not prevent closing.

They will threaten you with this to try to prevent you from doing it but at the end of the day they don't care about anything other than getting the monthly mortgage payment.

I went to a free guru seminar where the speaker was invoking Dodd Frank by saying that it regulated what assets a bank could hold.Specifically, he said that Dodd Frank prevented a bank from owning tax liens (and other property, but this was a tax lien specific seminar) that were about to convert to lapse.

Be careful about the other borrowing mentioned above - too much of that relative to your income will hurt your Debt to Income ratio and either prevent you qualifying for a mortgage or push your rate up.You also need to know what a good deal looks like and how to run sales and rental comps (or have a realtor who will do it for you - you want them to value the property from an investor's perspective - ie: most likely appraisal value after repairs).

Hello BP, sometime ago i read "The definitive guide to using seller financing to buy real estate", and only thought that to prevent due on sale clause, that would mean i can only used this method on debt free property.
