I was there last week and see the city seems to be getting aggressive tearing down some of the old houses and getting the lots cleaned up. 

My wife had already remodeled the kitchen, and after we got married, we spent some time to clean it up and do a full bathroom remodel. 

I treat them well, I provide good safe and clean houses and as a result….people stay!  

But sellers typically prefer not to retain the buyer's contact information to facilitate a clean transition to the next transaction and avoid potential financial entanglements, It's essential for buyers to recognize that the original owner could reclaim ownership if the property was purchased from a title sale auction, with specific state regulations, such as a 2-year reclamation period in New York, Despite these factors, owner financing can benefit buyers by fostering a sense of connection with the seller.

The property has clean but old wooden furniture, a nice china set, clothes, etc.

well at this rate they will get this stuff cleaned up.. now is the time to purchase one of those for a deep discount :).. 

I've used templates from BP and other sites like Avail as a start and then asked my attorney to incorporate additional language needed for MTRs like the utility caps, monthly cleanings, etc. 

For short- and mid-term rentals, you also have cleaning costs associated per stay.With that said, you should be able to at least 2x minimum on any short-term over long-term and in some areas 4-5x.

My recommendation is to come clean and tell your brother how you see it.
