Locally for me you have to meet various ratios of commercial and residential low density, and it has to be close to public transportation.

Cotton, lead, sugar, etc have risen in price more than gold, but imagine how much lead or sugar or cotton you would have to store to keep a million dollars worth... and transportation, and some of those are not so durable...

We're going to have driverless trucks transporting materials,  autonomous quadcopter drone fleets and other robots assembling, maintaining, recycling standardized multifamily. 3/4 of existing housing in this country is going to go to the bulldozers in 100 years because the skills to maintain it will simply be gone.

My goal is to edge towards an apt+transportation offering.

Honestly TenantCloud sounds better, more robust, but I'm already setup with Cozy, so transporting everything over seems like a PITA right now.

My Dad made me do this when I was a kid - we used to replace engines to cars in our driveway due to having a home based transportation business.If your contractor doesn't make you whole, that's the easiest solution...It's not going to be perfect.
