Multi use development questions

We have a 40 acre area between Uniontown Pa and Morgantown wv that we are looking to develop. The idea for this land is to have a mixed use development, built in stages.
The different uses would be residential housing, a few commercial spaces and a complex that had medically specific housing ( homes with o2 in the walls, single story construction, wider doors, ect ) and one central medical office that is specifically there for the tenants in the medical housing.
The residential houses would be 1500 square foot panel houses. The wish here is to put up 100 units in the first stage with affordable prices ( around the 150k price point )

What are the feelings behind a mixed use development?
Who would the market be to sell the homes to?

Any input would be greatly appreciated.
