I cut my teeth in New York litigating these insurance companies and I can attest that these are usually rough cases - insurance companies have legal teams to push back on you, and even if they don't have a good case they drag it out for as long as they can to try run your bank dry.

If after you cut your teeth on a few of those you decide you want to parlay those capital gains for cashflow out of state, then go for it (but very carefully)... at least then you'll have some hands on buying, rehabbing, and renting experience under your belt and more than a few bucks in your pocket.
