I know plenty of people that have pitbulls, rotweilers, etc. and they can be very sweet dogs who are nice to strangers. 

And yes, use a recommended contractor (not a stranger from craigslist), and do your due diligence.

If on the otherhand you have the"caregiver" gene and genuinely like to help people and can empathize with the stresses (over buying and selling) and emotions and act in parental role with complete strangers then i am sure you will be unstoppable in this field.

Other than a very close relative, like my parents or kids, I am not selling below market value To anybody and certainly not a stranger. 

We haven't even met, I wouldn't ask that of a stranger. 

But don't want to look like a stranger, sending messages and asking for coffee/help.

That will make your life so much easier if you have a good long term working relationship with a lender, as they may waive fees that a stranger would not.

What if you didn't want a stranger for a tenant and wanted to rent to family members instead? 

Lend $80k to a stranger on the internet, earn $1596 if said stranger's project works out 6 months later.
