I would keep cash reserves in a money market fund that gives you 4.5%, and take out a 0% interest, 12-month card so you can pay the minimum each month without interest.

Save more money too you will need reserves even if you can get a low/no money down option.

I see opportunity abound as the Federal Reserve is intent on forcing us into a recession. 

I have asked my tenants to confirm their contact info and names of all people living in the house including name and age of their children.

I'd make changes to how you give notice-either you do it or the manager and confirm it was done 24 hours in advance in case someone forgot.
