I'm sure you are right - - but what was available when last there was only properties on the lines and as Memphis is a major rail hub, they criss-cross the entire city.  

@Chris Seveney.. we are a hub for those who work in DC, and near a major university.. so I think that is our advantage too

Both cities are adjacent to each other and have great employers like Kaiser, Sutter, HP, Bosch, Amazon Hub, Galleria Mall, Auto Mall.

These areas are also employment hubs, have easy access to transportation (Dulles toll road, metro. etc.), and offer a variety of entertainment options and other great amenities for people to enjoy.I just helped two different clients to buy a house hacking property in Reston and Herndon and they both eliminated their living costs.

I’m in CA and love the state, but not the politics, and policies.Anyone in tech that is doing a startup knows the smartest tech minds are in the Bay Area, so for at least the near future it will remain the hub.

Thus the demand for land has been push in ALL directions with Oakland as it's hub on the East side.

It is also not too far from Atlanta, a huge airport hub.

Phoenix has long been a hub for house flippers in the US @Randy Stewart but there are still deals to be had.
