regardless, even by your own data, housing did NOT beat risk free treasuries or inflation in the last 12 months, which was the whole premise last year that “we are finally at a point where you won’t lose out by waiting on a home purchase” and that has come to fruition (first time in over a decade where it has been true) momentum has shifted and the longer rates stay high the lower and lower demand goes (I agree supply is at record lows, but demand is ridiculously low - running out of people that can accord at these price levels/rates). 

Long term we are interested in seller financing (like everyone else right now lol) but want to start off with something we are already familiar with to get the momentum started.

NA is still up-and-coming, and even though much ado has been made about the arts scene for the 20 years since Mass MoCA opened up, NOW it has a real feeling of momentum and energy, with lots of artists moving to the area.

You will likely make few mistakes on your first deal which is fine but it will give you the momentum you need to continue investing.

Ramsey would say to work on the smaller one first to keep your momentum going and pay any excess funds towards the principal on the small one while continuing to pay the minimum on both.
