Long Distance Rentals in Detroit

Hey folks! I am a newer investor (2 hands on renovations, 1 rental) based out of Richmond, VA. I have been looking to build my portfolio in Richmond but it has gotten too hot lately. I was looking at Detroit (green acres/ Sherwood Forest/ Redford). I think we have enough experience to look at a project/ inspection and know if it's something we can take on or not but I want to get a feel for what locals think of the direction Detroit is headed. Can anyone offer some insights?

Detroit is a machine made up of many gears (neighborhoods).

Know your gears, and understand your risks (in some you may risk your life).
