Too many agents will do a 1% listing fee even if you don’t bring a buyer, not being willing to refund a commission she wouldn’t even get if she finds a buyer (the buyers agent would) for a buyer you bring seems “wrong” in a business sense if not a moral one.

This discussion seems to have devolved from the original posters question, where can I find financing, to an analysis of potential over leverage, contract option outs, and the morality of entering a contract without having the money in place.the most important question to me is : is the seller doing the seller financing of $700,000 insisting on a 1st position lien or is he willing to subordinate to a small ($245,000) 1st and accept a 2nd position?

If you aren't licensed you aren't obligated under any type of code of ethics other than your moral compass to disclose what fair market value might be should it actually hit the market.There are absolutely people who are licensed who wholesale successfully.
