Selling would be tricky because of low cost base from depreciation, realtor fees, excise tax.  

Thanks for your input on this I wasn't aware there could e special fees levied by HOAs randomly throughout the year.

You are in Massachusetts, the land of funky taxes (along with your western sister state of California - where I am currently amazed by the funky taxes we are levied with).

I did have to pay my new pm company the minimum charge they levy as they essentially waited around for the 45 days to pass..My 1st company sucked because I don't think they were doing good enough tenant screening, and letting animals into my place.

We have no special taxing district, no levy, and not special improvement district.In my situation that's under contract, I am unsure what that number is as the seller only said "it's about the same as previous" without any proof to back that up. 

Call them up and ask them their rates and ask if they do the collections side of things to: obtaining judgments, bank levies, etc.
