Right now, I’m seeing max LTVs closer to 80% on purchases, though before COVID, we sometimes went up to 85%.Also, keep an eye out for lenders who promise amazing terms but demand large commitment fees upfront.

One of our parks is 60% POH and in my experience the only way that park pencils as well as it does is to get through all the major repairs, get the homes 'right' and then keep them 'right'. 

But, the higher income you have right now, the faster you can work your plan.

There's no way I could keep a tenant in the unit while renovations are being done, and frankly the current tenants are not ones I'd be upset if they left.
