Yes, you can do it, many people do, but with a large database, you never need to throw anything away, because you just give it a code "inactive", "dead deal", "insert your own label that fits better", and away you go.

If your names are not on the contract that the seller(s) have signed, you and your co-wholesaler will have to create/word a contract stating that the other wholesaler will get "X" amount of dollars if an end-buyer closes on (insert subject property address).

In my market, if the deal doesn't meet the criteria for a good flip (insert 70% rule or something similar) and the price is less than $150k chances are its a great rental.
