The how to's were easy to follow after having the formal and basic RE instruction and I soon took off with my own ideas.I also had a neighbor who was the Judge, he guided me as well in many areas of RE and business.So, with those who msuggest a local mentor, I agree!

I agree that the anti flipping does not apply and I think this is why I was considering it so unfair... however i'll expect a 2nd appraisal next time.what actually happened was:I agreed to the 2nd appraisal but will not pay for it until the loan closes, which they were happy with so I suspect it's a formality or they would not have done that.

you guys make it seem really easy. keep in mind that if i develop a "list" of items to be completed, NOONE WILL CALL ME BACK. i have tried it before with 3-6 contractors and they dont even look at the scope of work.you must either work with large companies and pay tons of money for the work, or you have an incredible leverage over them. i have 5 rentals and i seem to have zero leverage over any of them. i do not have the time to visit a work site. i get home from work at around 5pm. i can not schedule 5-8 contractors because that would be 2 weeks just to see them all.I did try a "formal contract" last year and a few guys laughed and said "what's this?"

So to any newbies, get far away from these guys in my opinion, you can take formal classes, read this site and ask questions and there is absolutely nothing in real estate that is done honestly and legally that you can't learn without these guys.Oh, and that I don't have time to learn angle, well, if your time is that valuable, why are you doing real estate, hire someone to buy for you and have you legal staff take care of it.
