Very few (if any) banks are going to touch this meaning this buyer had better be bringing cash to the closing table...And anyone with $75K plus in cash is probably not in the market for an old MH, especially considering $45K or less will buy an absolutely gorgeous single-wide these days.

It may be state specific, if you have some weird laws, but generally the IRS has 120 day right of redemption, meaning they could come in and repay you the purchase price, rescinding the sale ...probably as common as a unicorn riding on a pink elephant, but possible.
