I guess what I'm asking is, is there a way to succeed in notes/rental investing if you're from another country without having a visa/permanent residence status?

I will be back in Tokyo for renewing my visa which I have stolen here...

At the most general; i'm beginning my plan to liquidate everything I own starting early September following confirmation/activation/receipt of the 'visa' (a misnomer for a Green Card), get a US drivers license and bank accounts, and then follow one of these three paths.

Thank heaven my MBA-fiancee only let me bet $50 on it.But hey, I'm gonna make it back with my little side bet on Freddie and Fannie......

The far smaller category are those that entered the Country legally, but over stayed their Visas and are now in the County illegally, what you say about them being in the U.S. without proper documentation being a civil penalty is correct.

I wanted to do that but my Fiancee really did not want to so we did not.

Circling back on volatility, and why Phoenix offers a lower rate of return than say the Ohio markets you're in, do you believe a market like Phoenix will have less volatility and higher liquidity through COVID-19 vis-a-vis Ohio? 

My issue is how to quantify that contribution vis a vis my own financial contribution and make sure we're both coming out ahead. 

If I can find a mentor in the US willing to sponsor a visa, that would of course be ideal.If you were in my position, how would you go about finding a mentor?

@J Scott  one of the very poor act of timing vis a vi the melt down.. there was a very well to do MUlti family investor here in PDX... they had very nice equity and cash flow..
