I am not sure what figure was planned for Nick's actual net after my original funding fee (excluding late fees), but I can tell you all what the actual wire transfer was.I was wired exactly $82,739 and the original principle funded was $74,300, therefore Nick's total costs (including late fees) were $8,439.My regular price is 2.5 points for 24 hour funding, but since Nick is my friend and he gives me multiple deals, he gets it for 2 points.

I also don't plan on marketing my real estate services to the general public in the beginning (that may change over time, depending on my job).I have read over and over again how the majority of brokers don't want to sponsor agents who also have full-time jobs (excluding teachers, nurses, and others who don't have typical 9-5 hours) because they probably won't bring in as much as business as a "full-time" agent, can't always do floor time, attend inspections, closings, etc.

Buisness owners can be excluded from comp. in my state, as homeowners can do there own repairs. bottom line: no cert, no work.
