looking the condo price in the city dropped a lot in the past 3-4 years, specially after covid. 

I'm looking at a condo in Mesa and would love to talk to someone who is currently renting in that market.

I am closing this week on another Duplex all in 90k, rent will be 1800- 2k.  

So I’m in a bit of a bind, I have a duplex I’m house hacking we remodeled entire thing, new hvac, electric panels, electric main, updated plumbing, water heaters, furnace, install central air, roof.

Many of the homes and condo complexes are near wildfire areas in California and the buyer is unable to qualify for conventional financing with Fannie Mae or Freddie Mac loans because many insurance companies won't cover the property.

Rents were higher weekly, than if they paid monthly. 25 units in Knoxville, TN with a mix of cottages, duplexes and a six unit efficiency.We converted it to monthly renters, lowered expenses, billed back utilities  to the residents.

You would be better off doing a house hack with a duplex or 4 plex.

Considering doing this on a new duplex but wondering about the wear and tear it has on a property.

Reason I’m asking this question is; I bought our first house a 1915 duplex 6 yrs ago.

We owned a condo in a little community called Cantamar close to Rosarito on the road to Ensenada, but we didn't own the land.
