If your tenants don't behave you can get fined and have trouble...putting trash out on the wrong day, putting stuff on the balcony, disturbing the neighbors, parking in the wrong spots, some condos don't allow tenants to have pets, some tenants don't clean up after pets, and on and on and on when you get tenants residing a 2x4 away from the neighbor.

As a wholesaler, you would never get an inspection with my REI, as that is provided only to offers submitted with POF and Load PreApproval letters PRECISELY to avoid every Tom, Dick and Harry from disturbing the tenants and wasting my time as well.Real data and inspections belong to real players, not speculators IMO.That's part of the game when you choose wholesaling.

She will be having a baby soon and will need a bigger place, and due to the baby they want a single family for fear of baby making too much noise and disturbing other tenants..I hate to lose these tenants as they are really "all star tenants" that don't come along very often.

The triplex is rented and bank is selling as-is without no showings of inside of building and have asked not to disturb tenants that's why I was thinking they may entertain a lot less as it's very risky to take on, my estimation on rehab is purely cosmetic and I used it for calculation purposes as I do not know the inside of the property which I think is very risky ...When looking to do the refi on a BRR - particularly a triplex is it best to go with a commercial lender?
