If your long term strategy is to transition into having multiple doors under one roof, I would devote some extra time into your du/tri/quad-plex search and look to roll your ~$250k into your next deal.

If you are going to find the home yourself you just need to devote more time and effort into being a LL yourself and keeping track of everything.

Needless to say, most of my time lately has been devoted to learning about the REI world.
