But the reward at the end can be pretty nice when you defer all that tax indefinitely.

So if you have good ones, treat them right and don't sweat the small stuff, control what you can and perfect your systems to define expectations, reward them when they do well (bonus for finishing early, bonus for short punch list etc).

PM is not easy and requires systems and a team, but it can be rewarding and lucrative if done correctly.

Recently purchased a property that I am House Hacking and looking for advice on which credit card would be best to get to cover recurring utility expenses, maintenance expenses, and future capital expenditures in order to maximize rewards/cash back.

Your existing clients can earn rewards for chatting with potential clients.Would this be helpful in any way?

It would incentivize them to stay, almost like a "good tenant reward". 

For a few hundred dollars a month though I don't really feel like the risk is worth the reward. 

More risk requires more reward.
