So in this example, you'll pay:$28,500 x 12.4% = $3534 Social Security Tax$50,000 x 2.9% = $1450 Medicare TaxDepreciation is not a consideration when flipping and the profits are most certainly taxable.The IRS sees no distinction between buying a house, fixing it up and selling it as compared to buying a bunch of widgets, assembling them into a final product and selling it.

While still doing a small amount of business in Las Vegas, we have recently zoomed into Indianapolis as our remote market and here we are :) Two weeks into this, we've met close to 20 buyers and now we are working on assembling our A-team in Indy.

Yeah, what I like is the scrappers took all the copper - mostly water pipes so the environmentals are in need of heavy repair to bring it back to it's previous commercial usage....however with changing it to a storage facility I see a far less initial cost to bring it together.Security can be done pretty easily since it was previously set up to secure the contents being shipped in and out of the facility (loading docs and other features lead me to believe this was initially set up for assembly).

When I as assembling land for a big commercial developer we would only go hard with the EM once certain commitments from anchors were in place and the chances of the project going through were at almost 99%.On the sellers side if I was representing the seller I would tell them that since the developer wants no skin in the game to put in right to continued marketing.
