The niche and opportunity was great back in 2005, but now the margins are getting thinner with manufactures selling direct with knock offs and competition for talent is tougher.

There goes 18 years of cashflow and my blood pressure LOLA lot of my best IRR investments have been break-even to slightly neg on the sfr cf front.

But, in my personal opinion, it will take a lot more time, effort, energy, blood, sweat and tears to try and hold this person to the lease, take them to court, and also to have a disgruntled tenant living in your property. 

Smells of weakness and blood in the water..... and now you have sharks.Thus is why you have been paying all the $$ for insurance... .they have lawyers... they know what they are doing...... stop communicating with the tenant or his lawyer.... if they contact you, you refer them to the insurance company...
