The purpose of this post was to get new investors introduced to topics that will focus on them.But for you, I am more than happy to have a conversation about them and see if there is anything I can do to help in your business.

what is really needed is :- online forum like biggerpocket or similar like seekingalpha.com for stock- a private only investor forum for more very niche / advanced topics- just by following some smart and experienced people in these forum (les say Jay/Steve/Marcus) these are what's needed- even now, these days twitter has be come a very good resource for real estate too as both side of argumentation (long or sell) is always available, twitter is especially very resourful for very advanced economics explanation and also commercial RE.

I think this is going to be a hot topic for many given that the big driving factor is the low rate we have on the old house (2.7%) compared to our new house (7.1%).

I actually think you need to commit to a type of renter or the murphy gives you flexibility for a smaller family. just a jumble of thoughts on the topic.   

There are IRC sections that pertain to asset basis, there is Pub guidance, lots of court cases on the topic.
