Dakoda, I would first recommend "The Ultimate Beginner's Guide to Real Estate Investing" by BP's Josh Dorkin, which is free on BP or Amazon.  

Not fancy and not high return but I already have more money than my wife and I will ever need so ultimately it will all go to my children anyway. 

Of course, you need to read The Ultimate Beginners Guide to REI here on BPIf you haven’t already, please read/listen to these books ASAP!

They MUST do that to survive.

Many flippers use that money to invest as well and can leverage their existing contacts to possibly find better deals, but ultimately it is just another job.At the moment, I have a job that makes good money so I only buy and hold.
