( it aint as easy as it looks) I have seen Mr Wises videos and pictures , I would like to see how many landlords would roll up their sleeves and clean up those houses , go knock on the door and hand a 3 day pay or quit , or even walk thru the neighbor hood in the dark ( maybe even the day ) .

I prefer corner lots if possible, decent (clean/up kept) street, or connecting/across the street from a business/commercial lot. 

The Seller guarantees that the property will be clean and unoccupied within 14 days of the valid offer.

Cleaning, restocking, rebuying broken furniture, hanging up new art, meeting with a general contractor, etc. your kids will be expecting the beach, and yet you will be hanging up wall art. 

Move them out, clean the units up, and place your own tenants at market rate.Any other method is going to create a ton of work and stress, and it probably won't work out well for you in the end.

I made sure that there was a clause for move-out cleaning being paid at an hourly rate on top of costs for cleaning products.

In this market, the tourism is so strong, guests just want a good, clean, well kept, interesting place to stay that it fits their needs.

Have you run all your numbers, with gross rents for 8 months a year, minus all expenses, minus a big property management fee of 30% (and they should never charge for owner blocked time unless you are asking for cleaning, services,etc.)
