Essentially what you are doing is prioritizing your tenant's financial situation over your own, which is obviously not good.

Ultimately, allowing my dad to prioritize and focus on the day-to-day job site has allowed our projects to run on time, even when challenges arise.

Maybe they just need training in prioritizing rent.   

Every time I've had a claim I could take my time renovating and re-renting...the lost rent was being accrued each month so I could finish my current projects before I prioritized it.

I can do all interior work myself excluding anything that must be permitted (this ain't my first rodeo) but this is an overwhelming amount of work that I need to prioritize what comes first and what work is best contracted out.

If I were in your situation, here's what I would do:-Prioritize the units that I want to rehab, and tenants I want to replace.
