I wouldn't be surprised if a veteran in the game is impressed with you being so interested at your age takes you under their wing as a mentee, or even some sort of unpaid intern type gig.As for investing your current $$, I'd say open a high yield savings account (Ally, Citi, or Marcus by Goldman Sachs) and start stuffing money away from your part time job or side hustle, and save towards a down payment on your first investment property.

My goal in 2-3 years is to travel via airbnb for months at a time domestically and internationally, living off of my rental income (as well as build-up my IRA which I depleted paying off cc debt used to upgrade properties, e.g. adding bathrooms, gut kitchen, and yes, pay a few months of morrgage payments).Still with me?

At a minimum, you need to verify their identity and their criminal record.I generally combine their income to meet my standard of 3x the rent but if there are three or more unrelated people renting together than I require each individual to make a minimum 2x the rent.
