I think it is a really tough time of year to get properties rented with the holidays etc... but yes lots of learning curves in the last few months that is for sure.Still really happy with what I have been able to achieve in such a short time and I definitely want to continue to build my portfolio but I have learned to be more modest when looking at numbers on paper.

I ordered title on yesterday and was told that due to the last day of the month and the holiday, I would probably be looking at late next week before getting title back.

Many folks simply may not be looking to move around the holidays, although we have had military transfers to a base where I live that can occur late in the year.  

I know there are PM's on BP, especially self managing, that will disagree with having a grace period, but you remove a LOT of drama by having a clear 4 or 5 day grace period, not counting weekends and holidays, with a equally clear and meaningful late fee (within local law) that you consistently enforce on all tenants.

No intention of setting up LLC or submitting earnest money at this point till can speak with attorney, and its a holiday weekend. 

We typically meet the first monday of each month unless there is a holiday. 

Still no response from the seller.Now that the LOI expired I called the buyers agent and he said they still haven’t decided because of the holiday.

Can't take a chance on new to the business lenders.If you have a degree I would think teaching also might provide a decent salary and give you lots of free time afternoons, weekends, summers, holidays.

Very few, (I'd say 1 out of every 2,000 people I've met) view life as a giant spreadsheet of responsible money and where they want to go in many years while planning on pitfalls.
