Carli my name is joez 😊 .I have been and investor many years .First a few tips read rich dad poor dad Robert KEOSKI to simplify investing .Second to me it's all about the numbers .If you have NEGITIVE cash flow and there is no room for growth you are not in the right place .Finally keep all your investments within 20/25 minutes of your home you will be taking many trips in the beginning to open doors or turn on switches lol .Look in a good deal there is meat on the bone say and older person neglects in a good area potential clean up and flip so on .Final piece kiss keep it simple spiggette it's in all investing books hey good luck any questions I am Always looking to learn and do better

Because title has transferred foreclosure is the remedy for default.Contract for Deed or Land Contract where the seller continues to hold title but finances the sale until the entire amount is paid off much like a car loan.

The reason is because closing costs are not(by law) allowed to exceed a certain percentage, and under $35k it automatically does, because most banks closing costs are set.

It is a weird item to get around licensing.Think of it this wayI have to be licensed to fix brakes on someone's car, however I can fix my own brakes legally.I don't get licensed but I want to fix your brakes for a fee/costYou sell me your car for 2 hours and I fix the brakes then I sell it back to you for the cost of the car plus my "fee for getting the brakes done"...
