My first one I got 1k exactly for the deal, I feel I was cheated in the end because of how much the buyer made in the end but that doesn't matter, I made money appear out of thin air.

You can't just talk about something in mid air.  

I just commissioned into the Air Force about a year ago and I plan on getting into REI in the next year, probably when I PCS around next March/April.

These units are relatively basic, they have individual room baseboard heat systems and wall mount air conditioners (1 each), so not nearly as expensive to replace as a normal HVAC system.  

In addition to what was already mentioned, in my area finished basements and central air adds brownie points around here.

My partner and I actually went and established an account with TD Bank in the Bel Air area last week, a day or two after my post.

The space has central air and electric but the previous owner did not put in plumbing.

Since yours is a smaller house, and you dont NEED central air, nobody in the area has it, you should be able to get the rehab done for WAY less than 40k.
