However, I doubt you will find anyone excited to work with you if there is no JV style payoff at the end, and if you are just going to hire them to do the work, your interests are not aligned, so I would be careful how much credit you give their estimates/assessments.Whatever the outcome, you will be happy you did it if you just know your numbers and take action!

For some, in any industry, we do go into it wanting to make money, for the commission, for the life style etc and as you get out of "survival" mode and start achieving success, you start realizing that you actually make more money when "you do the right thing for people" Doing the right thing (having people's best interest, having their back, giving them options, walking them through the path and educating them on what are the pros and cons to individual investment and advising them) will yield more money in the form of : Referrals, connections, good reputation, a good track record, and yes bc of it, more commissions.

If it is a more porous clay/terra cotta style tile without glazing you can typically use any kind of concrete type stain or paint to color it.

I would always encourage everyone to get prequalified first to know what terms they face at the end of their BRRRR but since you have executed on this property with a partner I would highly recommend seeking a portfolio/commercial style loan for this one.  30 year fixed rate should be your target and usually between 70%-75% LTV is the norm.
