What deferred maintenance is there?

We haven't seen or heard from her since my very annoyed maintenance guy explained to her why it happened.

Try educating tenant on appliance and regular maintenance that needed, such as replacing furnace filter. and make sure communication is done properly in right format, like text messages and then follow up with call, if in need of Maintenace repair.

I have heard these tenants are difficult particularly with the house maintenance and timely payments that I why I like to have more of a security deposit, just in case no payment or damage to the house happens. how more fair can it become?
