It's a solid town that is rapidly improving, but the tenant pool is not like being in the city or on the immediate outskirts.

Your points/rate tradeoffs look a little odd in your quote, in that your lender seems to buy down the rate much more rapidly than what I'd expect as you pay more points, which gives the short payback periods.
