Also look at getting a percentage of the gross they are charging.The reason I am so tough on this is because it appears that 90% of arbitrage people don't have a pot to piss in and are expecting to make the money on the back of your place.

If I rent my unit at top dollar, which I am sure I would get, I break even but have 1M sitting on the bench.

Then maybe hang a pot hanger in that area for more space and updated look.
