@Audra Smith-  thanks ...regarding WA -- the state is large  -  if  looking in  W wash  ( the  3 main counties  of King / Snohomish and Pierce )  you will likely  be  surprised  at the  high  prices   plus  most  multi  fam   proeprties have already been  scoured  over  ....if  looking at  other  regions - there will likely  be much better price points   but less  inventory of  duplexes  .....if needed to use a loan - get  pre approved  so you can  make sure you have the  funds  avaiable

A lot of landlords are advised to put their properties in the name of an LLC for asset protection.While this is basically true, the reality isn’t what most landlords think.If a legal issue occurs with your property resulting in a lawsuit, there’s a high likelihood the plaintiff’s attorney will be successful in “piercing the corporate veil” of your LLC and being able to sue you directly.

For me if I am going to go through the hassle of setting up LLC's to hold my real estate, and I am going to go through the effort of actually following the rules to "not pierce the corporate veil"  Why wouldn't I spend the extra money to make sure that my entity structuring also protects my privacy and doesn't open me up to litigation and lawsuits?

I only watch Sno, King, Pierce, Kitsap & Thurston counties so I can't speak to then entire state of WA but Moses Lake is up and coming with better numbers.
