Barron First off, congrats on locking down two contracts, big step forward!

I am looking to buy another multi family property but have noticed lots of obstacles when looking off market.

And when those all got called and we had to mark to market it was beyond our capacity to just pay everything off we had to fire sale and lose millions.

I prefer an assignment @William Causey as it keeps me off the chain of title and any issue(s) that go with being in the chain, as well as any additional expenses related to a doublel close.

So if you want to live off the grid in the middle of the desert and have a parachute to get there, not a bad deal in some cases.   

I would base the decision off of how good the deal is from both an equity and cash-flow standpoint. 

I fire off offers all day long for clients.

You are going to see a lot of wholesalers offering off-market deals there.Beware, even seasoned flippers are having a tough time making flips pencil at the moment.

I was able to get them in touch with an off booking sites place that had an opening in town.

If that area doesn’t align with my objectives, what’s the next town that’s about to “take off?”
