ADUs are by right permits and have some state mandated streamlining so you should get a permit faster.Most jurisdictions require the owner to occupy the ADU property.

BUT, if we can tell you it can be removed... then you buy at that lesser amount, we flip it off the FEMA Flood Map, your lender mandate forcing you to buy flood insurance goes away, and now you have built in NOI no one knew was possible.Because of the Flood Map inaccuracies a Flood Zone property could be an opportunity waiting to be discovered.

Typically if you are in a neighborhood of duplexes or fourplexes, it won't be as nice as one that is built off by itself (which zoning doesn't often allow).Consider also 1970's brick ranches with basement apartments, where zoning and ordinances don't mandate that the person living in the apartment has to be related?
