Types of loans that SOME lenders accept are HELOCs, margin lines, Secured second position cash outs loans on other properties, etc.

Hey @Allan Pan, A lot of times my clients and myself included have a hard time setting realistic expectations, and/or accepting "ideal scenarios" don't exist.

Most tenants accept this, it works great, and it puts more money in my pocket. 2. 

If the seller makes the clause that a lower price will not be accepted if the appraisal comes in low, do not sign that!

Remember not to accept anything other than cash or hard money if you are assigning a property since conventional, FHA, and VA lenders flag assignment fees.  

As a side question, if you use a FL Land Trust to hold title of the FL property, and an LLC as a beneficiary for outside liability protection, does the LLC need to be a FL LLC or is it acceptable to use an out of state LLC in that case (like a WY series)?

My mom has no existing mortgage or any form of lien on this property.We accepted a seller financing offer, and are currently under the closing process.
