The dumbest thing, is that the appraisal has literally no bearing on anything to do with the loan, other than to provide the lender with a number.

Brandon Turner great point....i think it really boils down to you....when i first started out, which is not that long ago, i went to the local REIA, and LITERALLY shook as many hands as i possibly could...later that night it actually worked out perfect for me. i met one of teh biggest landlords there that night....at first it started of really slow, but i would call reguarly just sto start a conversation, just to keep me in front of his mind.

With a 30 year you can always add extra in your flush times to reduce the time of repayment at your option.

Then in my orchard I literally make nothing there per hour because Im trimming and planting apple trees how much does a landscaper cost?

Replacing toilets with 1.6 gal (not the cheapest ones, you can get good ones for about $180 that also save you money and still flush properly) low flow shower heads, etc.

It drives my wife nuts when she asks me what I am thinking and I tell her nothing, literally nothing.

Have done literally ten's of millions of dollars.
