I agree with Chris, why get a third party involved. 

I'm a property owner on BP and a W2 employee (nothing involved with real estate).

If either of them were to stay involved, it could cost you money and you would collect less.Send it to collections yourself.

However, managing multiple LLCs can mean higher costs and administrative work (separate bank accounts, annual filings, etc.).It depends on your risk tolerance and ability to stay organized.

My biggest issue is that I’m using personal funds as owner contributions to these accounts and money moves from account to account on a consistent basis, so I’m trying to be diligent in proper accounting. 

In my experience, the turnaround time is fairly short and can be done in January/February and still leave enough time for your accountant to file taxes. 

Hello, I have purchased 4 different asset manager lists over the past two years, but three were ineffective with outdated information and many email bounce-backs or returned mail.The best list I found was at RealEstateTargetdotcom; I did a successful snail mail and email campaign, and picked up three new banks and an account with LPS.I also cross referenced names on the list to see who was attending or speaking at various REO conferences, and made efforts to meet asset managers in person.

Lots of variables involved and depends on your personal situation of course.  

Will the city and insurance company hold me accountable and give me penalties even if it's living in the basement myself?
