The title was "Investing in fixer-uppers".  

I know how to find a building owner using county records, so I cross reference for the most recent name on title.

Titles, being occupied are my biggest fears.

@Samuel Abebe, it's a creative strategy, but the question remains: how are you finding these deals, as noted in the forum title?

I did keep the EMD from the 2nd buyer -- I had to write a letter and drop it off at the title company because my agent didn't do it and I got a certified letter that they were going to release it back to the buyer if they didn't get written notice from me. 

When the four words in my title here are used, typically you can expect to hear some nostalgic idiot go on about his many cognitive dysfunctions about how wonderful the past was and how hard and miserable times today are.This is not one of those times.What I'd like to ask in this discussion is: what limiting beliefs did you have to eject along the way of your investing journey in order to succeed?

Also, I haven't found a way to pay my bills or make a major purchase by holding Title to real property...Good luck.

The title company will ask them for a payoff amount (which is why it should be 3rd party serviced so you know they did not miscalculate things) and then he gets paid off - he does not see the closing disclosure / HUD

I think you are mistaking  fake foreclosures with the commercials we hear about for title theft.

I am looking for a title company that deals with assignment contracts in the Marietta/ Atlanta area.
