Over the last 3 years, the quantity of available properties has doubled, but the occupancy rate is only went down about 5 to 10%, so I would expect occupancy to hold steady if you’re in a good area of town 

East Liberty is already a known quantity and is A class.

Our property manager said the quality of applicants was the issue not the quantity. 

The realtor who was showing us houses in Lake Harmony and Lake Naomi - was new to the area and had not much info about any of our questions.

If 20 yurts pop up, I would consider something that had less quantity so it really becomes a monopoly on a unique stay.

For the construction costs we do have the capital but then can refi it all out and still cashflow well and put that money into something else or just keep that cashflow if we want to be conservative.High cost of living areas can simplify the quantity of units but require more capital.
