I had to write a letter of explanation to the underwriter as of why am I moving literally next door from my first house.

We are open to other locations, but we plan on going back to East TN once I retire, so we feel that it makes sense to start purchasing property in that location, even though we are geographically separated.This site has been great so far!

Being geographically displaced obviously has its challenges, but if I can find a reputable PM company, I feel that we can be successful.We are actively searching listings but can’t seem to find turnkey properties that are going to bring a reasonable cash flow and ROI.

It will be likely the bank will want proof of income and tax returns and a letter of explanation.

Maybe need to have a sit down with the buyer/seller/closing agent and get some explanations.

One other thing to include about Baltimore is that given the demographics, geographics and sheer volume of the problem at hand there will be areas that will not be redeveloped and will eventually need to be razed. 

It's got a great location geographically and JOCO is expensive.
